The Leasehold Reform, Housing and Urban Development Act 1993 grants residential long leaseholders the right to acquire an extension to an existing lease if they have owned their leasehold property for at least two years and the lease was originally granted for a term of more than 21 years.

Under the Act, you are entitled to an additional 90-year term on top of your unexpired term and the ground rent is bought down to nil for the remainder of the term.
